A Newark, NJ project team needed a comprehensive construction document package for an approximately 4,000 SF two-family dwelling with a two-space parking garage. uppteam became their production engine through the Architectural Offshore Production (AOP) service. We prepared fully coordinated architectural, structural, and MEP drawings.
The scope of the set encompassed the building code analysis, site plan, floor plans, elevations, egress plans, RCPs, sections and details, foundation and floor framing, and MEP plans with schedules and risers. Code compliance and typical foundation and stair details rounded out the package.
Project Timeline
- Phase 1 - This phase of the project focused on establishing the technical blueprint. We completed the building code analysis and site plan, addressing the zoning and design basis for Newark, NJ.
- Phase 2 - Architectural and structural drafting was the main emphasis during this phase. Our team developed floor plans, elevations, egress plans, RCPs, sections, and foundation and floor framing, shared at the 30% and 60% checkpoints.
- Phase 3 - The core focus at this phase was the MEP integration. MEP plans and schedules, along with risers, were routed around the structure through interdisciplinary reviews.
- Phase 4 - This was when we executed the quality audit and finalized the delivery. Our internal audit and a U.S. architect's review preceded the 100% delivery, ensuring the package arrived consistently and coordinated. Weekly updates ensured visibility into progress.
Additional Notes
- One of the most prominent challenges was fitting architectural, structural, and MEP systems into a compact building with a two-space garage without shrinking living space.
- We conducted regular interdisciplinary reviews to catch conflicts early and optimized layouts and service routing to keep structure and MEP working together while usable rooms remained intact and the garage retained its two full spaces.
- Another challenge involved satisfying Newark, NJ building and zoning regulations for egress, fire safety, occupancy, setbacks, parking, height, and story count.
- Accordingly, we built the drawings around relevant local and state specifications on the first sheet, ensuring that each provision was incorporated into the design.
