Through its Architectural Offshore Production (AOP) service, uppteam acted as an extension of the client’s design team to develop conceptual master plan options for a mixed-use commercial development in Florida.

The proposed site consisted of an office building, flex space, a hotel, and retail components. The scope of this project included multiple conceptual layout options, integrated parking studies, phase-wise development strategies, and high-quality exterior renderings. The client needed us to deliver the project within just a month.

Project Timeline

  • Phase 1 - The core tasks in the first phase were site analysis and conceptual layout development. We first reviewed site parameters and program requirements. Then we developed multiple master plan layout options addressing building placement, site circulation, and land use distribution across all proposed components.
  • Phase 2 - The second phase of the project involved conducting parking studies and refining the master plan. We began by integrating parking demand analysis directly into the planning procedure. Next, our AOP team evaluated parking ratios for every building type and optimized building footprints, phasing strategies, and circulation layouts to maximize usable site space while conserving future expansion capacity.
  • Phase 3 - The final phase involved developing phased growth concepts that support long-standing site flexibility. Then, AOP experts produced high-quality exterior renderings in Lumion and SketchUp, translating the master plan concepts into compelling visuals for stakeholder review and decision-making.

Additional Notes

  • Balancing significant parking demand from hotel, office, and retail uses with the available field capacity was the core planning challenge. uppteam embedded parking analysis straight into the master planning operations, helping to refine building footprints and circulation concurrently to safeguard maximum developable area.
  • The client asked for a site strategy built to grow with market demand. We designed phased development concepts to allow future office, commercial, and hospitality additions to integrate organically with no disruption to the overall site vision.
