uppteam was chosen under its exclusive Architectural Offshore Production (AOP) service to prepare full construction documentation for the renovation and redevelopment of an approximately 3,000 SF church tenant improvement within an existing mall in Florida.
The entire drawing set included a site plan, existing/demo and proposed floor plans, reflected ceiling plans (RCP) with finishing plans, enlarged plans, sections and details, appliances and equipment plans and schedules, interior finish documentation, and comprehensive code compliance drawings. The objective was to develop all of these while meeting county permitting requirements within one month.
Project Timeline
- Phase 1 - First, we consolidated several independent field scans, cross-referenced legacy PDF drawings, and established a validated existing conditions baseline to start the renovation layout.
- Phase 2 - Next, the AOP team worked to refine the proposed floor plan, coordinate ceiling and finish designs, and conduct an in-depth review of applicable city and county codes to ensure end-to-end regulatory alignment.
- Phase 3 - During the final phase, we produced the complete, permit-ready drawing package that comprised all schedules, details, and compliance documentation. We delivered the package within the agreed-upon one-month timeline.
Additional Notes
- Integrating multiple independent scans into a single, error-free model was the primary technical challenge. uppteam addressed this by consolidating all scan data with high precision, referencing prior PDF drawings for alignment, and cross-validating critical areas against client-given field measurements throughout the process.
- Proactively handling county code compliance was the next big task. Our team meticulously reviewed and applied city and county standards across all drawings, guaranteeing the permit package was accurate, complete, and submission-ready without back-and-forth revisions.
- AOP experts also maintained routine client coordination reviews at key milestones, keeping the design aligned with operational requirements and firmly on track with the one-month delivery target.
