uppteam was engaged under the Architectural Offshore Production service to support the complete renovation of an existing 22,500 SF warehouse in West Melbourne. The scope encompassed the full preparation of construction and permit documentation, including ADA compliance upgrades, fire-rated partition coordination, life-safety plan updates, and egress redesign. We meticulously developed the documentation to bring the facility into full compliance with current accessibility and building code requirements.

Project Timeline

  • Phase 1 - This phase involved first assessing the existing building configuration and then identifying accessibility and life safety deficiencies. Next, we developed the initial renovation layout strategy.
  • Phase 2 - The second phase of the project featured developing advanced AD-compliant restroom layouts, door maneuvering clearances, exit access pathways, and fire-rated separation designs. Our AOP experts developed each of these elements in coordination with applicable building codes.
  • Phase 3 - During the final phase of the project, we completed producing the full, code-adherent construction and permit documentation set, ready for jurisdictional submission.

Additional Notes

  • The existing support and office areas fell short of current accessibility standards. uppteam settled this by integrating ADA-compliant clearances, accessible restroom configurations, conformant door maneuvering spaces, and updated egress requirements explicitly into the renovation design. This integration was successful without compromising the building's functional layout.
  • Careful planning was mandatory to maintain compliant exit access, travel distances, and fire-rated separations within the limitations of the existing warehouse structure. We updated the life safety plans to include coordinated fire-rated partitions, clearly marked exit pathways, and occupancy classifications consistent with applicable code requirements.
  • Across every phase, we ensured the documentation fulfilled permit submission criteria. It gave the client a complete, clean, and fully coordinated package ready for immediate regulatory scrutiny.
