Structural Design Support for a Two-Story Multifamily Development

Task Assigned

In this project, the client partnered with uppteam for structural design and drafting support for a two-story multifamily residential development in Florida. The primary scope focused on structural analysis, engineering design, and the preparation of comprehensive structural construction drawings. The deadline to deliver the complete structural CD set was four weeks.

Project Timeline

  • Phase 1 - The project began with reviewing and coordinating the architectural drawings. Based on that, our team created the building's structural framing layout.
  • Phase 2 - The next phase of the project involved our structural experts designing and finalizing the roof framing. During this phase, we also completed the design of the floor framing systems with zero errors.
  • Phase 3 - Following the completion of the foundation design, we prepared structural details and construction notes with sheer precision and sent them for client review.
  • Phase 4 - In week four of the project, our structural team addressed all client review comments and markups and finalized the structural drawing package to submit for approval.

Additional Notes

  • The main challenge was transferring lateral loads around a significant opening at the front of the second story. Because of this discontinuity, it was essential to effectively transfer lateral forces to the lower-level lateral force-resisting system.
  • The structural team provided double-sided sheathing on the second-floor shear wall, leveraging 7/16-inch OSB sheathing with 8d nails at 6 inches on center.
  • As a result, the shear capacity of the wall increased, allowing lateral loads to successfully transfer to the ground via the designated shear wall line (GT). We also attached two Simpson MST60 tension straps to the GT below, contributing to a code-compliant lateral load path.
  • Throughout, we remained in close coordination with the client, addressed all review comments, and delivered the complete structural design and drafting set
