Intro

Doherty Sommers Architects Engineers, licensed across 9 states in the US, is based in Jacksonville Beach, Florida, since 2003. The company provides complete design packages, including architectural and engineering design.

Our client needed design support for The Black Creek Marina Restaurant project, a new dining establishment in Clay County, Florida. The project, which spanned over a period of 2-3 weeks, required a comprehensive design support package, including architectural and engineering designs. Learn more about how Uppteam transformed rough dimensions into a cohesive and functional restaurant layout.

Project Type: Commercial

Software Used: AutoCAD, Revit, and Lumion

Client Name: : Doherty Sommers Architects Engineers

Task Assigned

The client tasked us to provide a complete design package for a 4,800 sq. ft. restaurant. This included developing a detailed construction document based on the limited information provided, ensuring that all design elements met safety and regulatory codes, and creating construction documentation for the project.

Challenges

Our team encountered several challenges while providing design support for this project. One of the initial hurdles was working with general guidelines and available information, which included only the outer dimensions of the space. To keep the design moving forward, our team made informed estimates about other dimensions; adjustments were made as new details emerged.

We also embraced the opportunity to explore a range of materials and finishes early on, and our team took a proactive, collaborative approach to ensure we could propose thoughtful options. This process involved ongoing communication with the client as we refined the space’s direction.

In addition, for the seating arrangement in the dining area, the team navigated with initial assumptions. Later, after receiving more clarity from the client regarding their preferences, we adjusted the layout to ensure optimal functionality and comfort, ensuring the final design met their needs.

Lastly, we faced the challenge of ensuring compliance with code standards throughout the design development. This involved referencing code data analysis to ensure the design adhered to legal, safety, and accessibility requirements. While this added complexity to the process, it was essential to finalize the design while making necessary adjustments to meet all required standards.

Solutions

To address the challenges, Uppteam’s architectural designers finalized the floor plans while ensuring compliance with building codes, safety, and accessibility standards. We referenced code data analysis throughout the process, cross-checking the design against these standards while incorporating the client’s input. This approach helped clarify areas of uncertainty, particularly regarding equipment placements and finishes, ensuring the design met regulatory requirements and best practices.

Additionally, the team developed comprehensive construction documentation after refining the drawings. This included detailed schematics, elevations, sections, and material specifications, providing a clear and thorough guide for the construction team. The final deliverables gave the client a complete package that covered all technical aspects, from the initial concept to construction documentation, along with an accurate 2D-floor plan, which can serve as a valuable reference for future needs.

Our design team took extra care in aligning the final drawings with the client’s reference materials, which included outer dimensions, site images, and rough sketches using tools like AutoCAD, Revit, and Lumion. By reviewing these documents thoroughly, we made adjustments to ensure the design was fully consistent with the client’s vision and the space’s limitations. Once the construction documentation was submitted, the client conducted a thorough review and gave full approval, confirming that the submission met all expectations and requirements, ultimately bringing their vision to life.
