The client approached Uppteam to avail the Architectural Offshore Production (AOP) service. The task was to develop a complete documentation set for 175 E Altamonte Building A1B, an approximately 8,285-square-foot commercial building in Florida.
The primary scope of this project entailed the creation of existing and demising floor plans, along with a full progression from schematic design and design development through to CDs and a permit-ready set. The client needed the full package within 3 weeks.
Project Timeline
- Phase 1 - We began by first reviewing the prevailing building documentation. Next, our team established the current floor plan baseline and created schematic layouts mirroring the proposed demising configuration.
- Phase 2 - This phase started with the tasks of refining spatial planning and coordinating demising wall alignments with structural and code requirements. We also ensured that the design progressed toward construction-level detail.
- Phase 3 - During this last phase, Uppteam produced the complete, code-compliant CD package and permit submittal set. We finalized and delivered all project objectives within the agreed-upon three-week timeline.
Additional Notes
- Accurately defining the demising floor plan was the first critical point of this project. Uppteam ensured meticulous coordination of partition layouts against existing building systems, regional code requirements, and lease boundaries. All these were managed without disturbing the overall project schedule.
- To guarantee smooth progress through the four documentation phases within the stipulated three weeks, our team maintained disciplined workflow management and error-free drafting execution at each stage.
- Another challenge was to ensure consistent alignment of design decisions with the client’s operational and compliance requirements. Close communication from Uppteam’s end guaranteed this precise alignment.
- We concluded the project successfully and handed it over to the client on time. The client received a holistically coordinated, permit-ready documentation set for immediate submission to the authority.
